LEASING IN ABU DHABI

Renting a property in Abu Dhabi are paid on the signing of the contract ,lease is payable one year in advance , some landlords accept two payments ( the second payment is due by a postdated cheque).

To lease a property in your name you will need a resident visa, or a document from your company saying that the visa is under process.

If the lease is in name of your company certain document are required from the owner:

• Power of attorney of the mandate to sign the contract.

• Trade License in chamber of commerce

• Registration in the municipality.

Landlord will require a Dhs 2000 deposit upon leasing a villa or apartments, refundable in the conclusion of the contract.

A water and electricity deposit (refundable on disconnection of supply) is to be paid cash and in advance to the department of distribution (electricity and water)

The deposit for apartments for the electricity and water is the same 1000 Dhs. the deposit change when the tenant is a company to 2000 Dhs.

For the gas connection an amount of Dhs500 deposit refundable is paid to the company of gas.

All the bills are the responsibility of the tenant which include electricity water gas telephone and T.V channels if he required special ones

AGENT FEES

For all the services provided by Future View property management including pick up from residence or office, for viewing of properties ,negotiation on your behalf, completion of the contract and handing over of keys

There is fees of :

• 5% of the first year rent ,payable on signing of contract.

• Fee Dhs 200 is required For the connection of water and electricity.

• 10% of the total amount of the furniture For helping in furnishing your flat or villa.

Future view property management is not charging a registration or viewing fee .the client has to register with our company and fill registration form prior to viewing properties with one of our agents.
